Assessment and Structural Repair
Every restoration starts with a physical inspection of the railing in place. We measure rust depth at the base of each post (the most common failure point), check for cracked welds at rail-to-post joints, sound for hollow tubular sections, and verify the railing still meets current Virginia USBC R311 geometry. Where rust has eaten through the base of a post at the structural anchoring point, we cut out the failed section with an angle grinder and weld in a new post stub.
Bare-Metal Restoration Protocol
We do not just wire-wheel the rust and paint over it. Our restoration protocol involves cutting off the rusted posts, welding in heavy-duty new iron, and stripping the entire railing down to bare metal. We use angle grinders with flap discs for the bulk material removal, then wire wheels and finer abrasives for corners and detail work. The restored structure is then core-drilled and reset with fresh anchoring cement before receiving our industrial primer and DTM enamel finish.
Core-Drilled Mounting and Floating Boots
We do not use flimsy surface-mount base plates. Every railing post is core-drilled 4 inches deep into the concrete, brick, or stone and locked in permanently with hydraulic anchoring cement. We then install custom, free-floating boots at the base. Unlike welded boots that trap moisture and rot the post from the inside out, our floating boots shed water and allow evaporation, exponentially extending the life of the iron. The same mounting standard applies whether we are restoring an existing railing or installing a new one.
Industrial Primer and DTM Enamel Finish
To ensure maximum rust defense against Virginia humidity, we utilize an industrial-grade rust-inhibiting primer, followed by a premium Direct-To-Metal (DTM) exterior enamel finish. The primer goes on the same day sanding finishes — bare metal oxidizes within hours in NoVA humidity. DTM enamel is engineered to bond directly to clean prepared metal without an intermediate undercoat, delivering a tough, glossy, weather-rated topcoat that holds up to NoVA freeze-thaw cycles for years.
