About Our Concrete Resurfacing Service

Cost-effective alternative to tear-out: we resurface spalled or worn concrete with bonded polymer-modified overlays, restoring appearance and weather resistance without disturbing the original sub-base. Northern Virginia's expansive clay soils punish poorly-bedded slabs, so before we overlay we core-test the substrate — if the existing concrete has heaved, settled, or carries deep structural cracking, full tear-out and re-pour over a compacted 4-to-6 inch #57 aggregate base on non-woven geotextile fabric is the better investment. We'll tell you straight on the estimate visit which path actually fits the slab.

How Concrete Resurfacing Actually Works

Resurfacing bonds a thin overlay of new cement material over an existing slab to restore appearance, weather resistance, and traction without full tear-out. Every job starts with inspection: measuring crack widths, sounding for hollow spots, checking edges for movement. If the base has shifted or the slab carries deep working cracks, an overlay will telegraph that failure within a season — full replacement is the better call. When the slab is structurally sound, we proceed through surface preparation, bonding agent application, and overlay placement.

Rapid HOA Compliance

Rapid HOA Compliance: The fastest, most cost-effective way to clear neighborhood violation notices for spalling or discolored driveways. Resurfacing restores the slab to a clean, uniform broom finish that satisfies strict HOA appearance guidelines — typically within days, not weeks. Homeowners regularly save thousands compared to a forced full replacement, and clear the violation without the disruption of demo, sub-base work, and a multi-day pour.

Surface Preparation

Proper bonding requires proper prep. For original concrete, we perform a chemical acid wash and high-pressure power wash to open the pores. If a failing overlay is present, we mechanically remove it down to sound parent concrete before any new material goes on. Cracks are routed clean and filled with a high-strength rigid concrete repair compound; working cracks (those that move with thermal cycles) also get fiberglass tape under the overlay to control re-cracking. Skip these prep steps and the new surface delaminates in the first Virginia winter.

Overlay Material: Ardex CD

We exclusively use Ardex CD (Concrete Dressing), the industry gold standard for cementitious resurfacing, to ensure a durable, permanent bond. Ardex CD is a polymer-modified cement overlay applied at 1/8 to 1/4 inch thickness over the existing slab and finished to a clean, uniform broom texture that matches standard residential concrete. We bring physical samples to every estimate so you can see and feel the actual finish before committing.

Northern Virginia Freeze-Thaw

NoVA's climate cycles above and below 32°F dozens of times each winter, and clay subsoil holds moisture against the slab. That combination destroys cheap overlays. Ours uses polymer-modified material (never plain Portland for outdoor NoVA work) and matches existing joints so the new layer doesn't bridge an expansion gap. Cut any corner — wrong material, weak bonding, rushed cure — and the overlay fails fast. We don't cut corners.

When Resurfacing Makes Sense vs. Full Replacement

Resurfacing is right when the slab is structurally sound but the surface has spalled, lost its broom finish, or developed cosmetic cracks. We address minor-to-mid level cracking with dedicated Ardex crack repair, though homeowners should note these filled repairs will remain slightly visible under the new surface.

A hollow slab is a different story. As part of every assessment we sound the slab — tapping across the surface to detect invisible voids where the sub-base has washed away beneath. Applying an overlay over a hollow section is a guaranteed failure: the new surface flexes, cracks, and delaminates within a season. Where we find voids or structurally failing sections, replacement of those areas is the only honest path.

That does not always mean a full tear-out. When part of the slab is failing but the rest is sound, we offer a hybrid cut-and-pour solution: we remove only the failing sections, pour a fresh sub-base and slab in those areas, and finish the entire driveway with a uniform resurfacing overlay so the repair blends seamlessly with the surrounding concrete. You get the structural integrity of new concrete where it is needed and the cost savings of resurfacing everywhere else. We quote every viable path honestly at the estimate visit.

Concrete Resurfacing — Frequently Asked Questions

Common questions from Northern Virginia homeowners about resurfacing projects.

Is resurfacing as durable as new concrete in Northern Virginia?

A properly bonded overlay on sound base concrete delivers a highly durable, long-term surface — the polymer-modified material and Ardex CD system we use is engineered specifically for Northern Virginia freeze-thaw conditions. If your slab has heaved, settled, or has hollow voids beneath, full or partial replacement is the better investment — we will tell you straight on the estimate visit.

When can you resurface in Northern Virginia weather?

Air and slab temperature must stay above 50°F for at least 24 hours after the pour. We typically resurface April through October in NoVA, with shoulder-season jobs scheduled around the 7-day forecast.

How much does concrete resurfacing cost?

Every project is unique based on square footage, the condition of the existing slab, and the scope of crack repair or section replacement needed before we lay down the clean, uniform broom-finish overlay. We provide fast, accurate, on-site estimates so you know exactly what to expect before we begin.

Will old seams and cracks show through the new surface?

Structural cracks will eventually telegraph through if not properly treated. We chase, clean, and fill all cracks with a high-strength rigid concrete repair compound and use a fiber-reinforced overlay to minimize re-cracking.

Will resurfacing satisfy my HOA violation notice for a spalled or discolored driveway?

In almost every case, yes. Resurfacing restores the slab to a clean, uniform broom finish that meets standard HOA appearance guidelines for residential concrete — and it does so without the demo, sub-base work, and multi-day disruption of a full replacement. Homeowners regularly save thousands by clearing the violation through resurfacing rather than the forced tear-out their HOA letter implies is the only option. We bring photos and physical Ardex CD samples to the estimate so you can see what the finished surface will look like before committing.

Why don't you offer stamped or decorative concrete overlays?

Stamped and decorative finishes look great on a thick, freshly-poured slab. They are a poor match for a thin overlay. The deep stamp grooves create concentrated weak points in a 1/8 to 1/4 inch overlay layer, practically guaranteeing water intrusion at the groove lines and delamination from the parent slab within a season or two. Other contractors will sell them anyway for the quick markup. We refuse to install them — the structural integrity of your driveway matters more than a one-time profit. If you want a stamped finish, the right path is a full slab replacement poured to the proper thickness, and we will quote that honestly.

Do you offer options for different budgets?

Absolutely. We know every homeowner has a specific budget. We will walk you through different material choices—from standard brushed concrete to custom flagstone—to find the exact right fit for your home and your wallet, delivering exceptional durability at a fair price.
