Hand-welded wrought iron railings engineered to Virginia USBC Section R311: top rail 34-38 inches above the stair nosing, balusters under 4 inches on center, top rail rated for a 200-pound concentrated load. All posts are core-drilled 4 inches into masonry and set in hydraulic anchoring cement, then finished with moisture-shedding floating boots. Wrought Iron Repair

On-site restoration of rusted, loose, or weathered wrought iron railings, gates, and handrails. We restore rails by welding in heavy-duty iron, stripping to bare metal, and finishing with an industrial-grade rust-inhibiting primer and premium Direct-To-Metal (DTM) exterior enamel. Concrete Resurfacing

Cost-effective alternative to tear-out: we resurface spalled or worn concrete with bonded polymer-modified overlays, restoring appearance and weather resistance without disturbing the original sub-base. Northern Virginia's expansive clay soils punish poorly-bedded slabs, so before we overlay we core-test the substrate — if the existing concrete has heaved, settled, or carries deep structural cracking, full tear-out and re-pour over a compacted 4-to-6 inch #57 aggregate base on non-woven geotextile fabric is the better investment. We grind out failed mortar to a uniform depth, color-match the new mortar to the existing masonry, and tool the fresh joints to a clean profile that sheds water and visually matches the surrounding brick or stone. Concrete Driveways

Full residential driveway installation: demolition of old surface, full sub-base rebuild, reinforcement, pour, and finish. The sub-base is what makes a driveway survive Northern Virginia — we excavate to depth, lay non-woven geotextile fabric over the native clay, and compact 4 to 6 inches of #57 open-graded aggregate before any concrete is placed. The slab itself is 4 inches thick (5 to 6 inches under heavier vehicles like RVs or work trucks), poured with 4000 PSI air-entrained mix and reinforced with a #4 rebar grid. Broom-finish, exposed-aggregate, or stamped-and-colored finishes available.

Permeable Paver Driveways

Engineered permeable paver driveway systems that combine premium hardscaping with structural stormwater management. Every install uses a three-tier filtration assembly — a deep #2/3 storage reservoir below, a #57 structural base in the middle, and a fine #8/9 setting bed under the pavers — all built over non-woven geotextile that isolates the system from NoVA clay subsoil. Rainfall infiltrates the subsoil over 24 to 48 hours rather than running off. Permeable pavers are increasingly the only hardscape that NoVA counties will permit inside Resource Protection Areas and beyond impervious-surface caps — they let homeowners expand driveway footprints and add parking that standard concrete or asphalt would block at the zoning desk.

Patios

Backyard patios designed for outdoor living — the floor of your grilling, dining, and entertaining space. We install patios in flexible-base material families (broom or stamped concrete on an engineered slab, dry-set stone dust pavers, dry-set natural flagstone on a flexible base, large-format 20mm porcelain, and travertine), each engineered for Northern Virginia clay soils with proper compaction and drainage. We do not install rigid natural-stone or brick-veneer assemblies bonded to a poured concrete slab — those constructions fail predictably in NoVA freeze-thaw. Every patio is graded to drain water away from the foundation and designed around your actual use of the space.

We build every pit with mortared natural stone risers and Pennsylvania Flagstone caps, set on an engineered freeze-thaw base over NoVA clay subsoil and lined with refractory firebrick for safe, repeated burns. We do not build dry-laid block or stone pits — without a mortar bond the assembly fails predictably to frost heave and thermal cycling. We build wood-burning only: no gas, no propane, no trenched gas lines, no plumber, and no mechanical components to fail decades from now.

Engineered Bilco basement egress door installations and block areaway structural reinforcement to Virginia USBC Section R310 compliance — minimum 5.7 square feet net clear opening, 24-inch clear height, 20-inch clear width, openable from inside without keys or tools. We install factory-galvanized steel Bilco doors and HDPE UltraSeries composite doors, and we reinforce existing block areaways with core-drilling, vertical rebar, and core-fill before recommending a full rebuild. Every install uses solid 4-inch Schedule 40 PVC (not corrugated black pipe that crushes and clogs), with cleanout access at every direction change so the line stays serviceable for decades. We hand-dig each trench to preserve your turf and minimize the visible scar. Burying downspouts is one of the highest-ROI projects in Northern Virginia residential foundation protection and stormwater management — it eliminates the wet-zone pooling that drives water into basements and feeds clean runoff into a pop-up emitter or properly sized drywell instead of letting it flood the structure.

French Drains

French drains are subsurface drainage systems engineered to pull groundwater out of saturated yards, low spots, and chronic-puddle areas across Northern Virginia. Every install uses our burrito-wrap assembly — slotted PVC pipe surrounded by clean #57 open-graded stone, fully wrapped in non-woven geo-textile fabric — which keeps soil silt out of the stone reservoir for decades of clean flow. The slotted pipe runs holes-down to allow groundwater to rise into the line; gravity then carries it to a daylight outlet or a properly-sized drywell. Done right, a french drain delivers the yard drainage, groundwater management, and subsurface drainage that surface solutions cannot touch.
